- Cellulose, wet at all: Remove. It mats, holds water, and its fire-retardant treatment leaches out.
- Any insulation with visible growth or a musty odor: Remove under containment, then treat the framing.
The Restoration Sequence
- Stop the leak. Tarp or emergency roof repair comes first, otherwise drying is pointless.
- Inspect with moisture meters and thermal imaging to find the true wet footprint, which is usually larger than the stain.
- Remove unsalvageable insulation, bagged inside the attic to keep debris out of living space.
- Dry the decking, rafters, and ceiling joists with air movers and dehumidification.
- Apply antimicrobial treatment to framing where growth started.
- Repair the ceiling and reinsulate to current code depth.
