Not all water damage is equal. The IICRC S500 standard sorts water losses into three categories, and Category 3, known as black water, is in a different league. It contains sewage, bacteria, fungi, and pathogens that make exposure a genuine health risk. What Counts as Category 3 Water
- Sewage backups from main drain lines or municipal sewers
- Toilet overflows that originated past the trap

- Wind-driven rain that picks up contaminants from soil or roofing

What Must Be Discarded (Not Cleaned)
IICRC S500 is strict on this. Porous materials that absorbed Category 3 water can't be sanitized to a safe condition and have to come out:
- Carpet, carpet pad, and underlayment
- Drywall and insulation below the contamination line, typically cut 12 inches above the high-water mark
- Particle board, MDF cabinetry bases, and laminate flooring
- Upholstered furniture, mattresses, and pillows
- Food, cosmetics, paper goods, and children's toys that contacted the water
What Can Be Cleaned and Saved
- Hard, non-porous surfaces: tile, sealed concrete, metal, glass, and finished hardwood (if dried within 24 to 48 hours)
- Solid wood furniture, after antimicrobial treatment and verified drying
- Clothing and linens, with high-heat laundering and EPA-registered disinfectant
The IICRC S500 Cleanup Process
- PPE and containment: Crews enter in full Tyvek, N95 or P100 respirators, and gloves. The work zone is isolated with plastic barriers and negative air pressure.
- Bulk water extraction: Truck-mounted vacuums remove standing water before any demolition.
- Controlled demolition: All affected porous materials are bagged, sealed, and disposed of as regulated waste.
- Cleaning and disinfection: EPA-registered hospital-grade disinfectants are applied to remaining surfaces.
- Structural drying: Air movers and dehumidifiers run until moisture meters confirm normal levels in framing and subfloor.

Insurance and Black Water
