Not all water damage is created equal. The IICRC (Institute of Inspection, Cleaning and Restoration Certification) classifies water losses into three categories based on contamination level. The category determines what can be saved, what must be removed, the safety procedures needed, and ultimately the cost of restoration.
Category 1: Clean Water
Water from a sanitary source with no significant risk to people or pets if exposed.
- Common sources, supply line breaks, overflowing sinks, broken water heater, ice maker line
- Risk level, low if addressed quickly
- Treatment, extraction, structural drying, antimicrobial preventive treatment
- What can be saved, most materials if dried within 48 hours
Important, Category 1 deteriorates to Category 2 within 24 to 48 hours, especially in warm humid Oklahoma weather. Time matters.
Category 2: Gray Water
Water containing significant contamination that could cause illness if ingested or absorbed.
- Common sources, dishwasher and washing machine overflows, toilet overflows containing only urine, aquarium leaks, sump pump failures, rainwater intrusion through walls or roofs
- Risk level, moderate, contains microorganisms or chemicals
- Treatment, extraction, removal of porous materials (carpet pad, drywall lower portions), aggressive antimicrobial treatment, drying
- What can be saved, hard surfaces and structural framing usually, porous materials usually replaced

Category 3: Black Water
Grossly contaminated water containing pathogens, toxins, and other harmful substances.
- Common sources, sewage backups, toilet overflows containing feces, flooding from rivers or streams, standing water that has supported microbial growth
- Risk level, severe, can cause serious illness or death
- Treatment, full PPE, controlled demolition of contaminated materials, double cleaning protocol, post-remediation verification testing
- What can be saved, hard, non-porous structural materials only after thorough disinfection

Why Category Affects Cost

Why You Cannot DIY Category 2 or 3
Beyond health risks, improper cleanup of Category 2 or 3 water can void insurance coverage if a future mold claim is denied because of inadequate initial response. Insurance carriers expect IICRC-certified mitigation.
