    Will My Oklahoma Homeowners Policy Cover a Slab Leak?

    Short answer: usually yes for the water damage, almost never for the pipe itself, and it depends entirely on whether the leak is sudden or long-term. We get this question on almost every slab leak job in Oklahoma City, Edmond, Norman, and Moore. Here's the straight answer.

    What is a slab leak?

    A slab leak is a water line failure underneath your concrete foundation. In Oklahoma, most homes built between 1960 and 1995 used copper or galvanized steel supply lines embedded in or under the slab. Decades of corrosion, electrolysis, and Oklahoma's expansive clay soil shifting that slab around eventually causes pinhole leaks. You'll often notice a hot spot on the floor, a mysteriously high water bill, the sound of running water with everything off, or buckling hardwood near a wall.

    The two-part rule every adjuster uses

    Standard Oklahoma homeowners policies (HO-3 form) treat slab leaks in two parts:

    • The pipe itself: usually not covered. The cost to access (cut the slab), repair the broken pipe, and patch the slab is considered "wear and tear." Most policies exclude that line item.
    • The resulting water damage: usually covered, if sudden. Soaked flooring, drywall, cabinets, and contents are normally covered when the leak is sudden and accidental. That includes mold caused by the leak, in most policies, up to a sub-limit (often $5,000 to $10,000).

    The "long-term seepage" trap

    Insurers will deny a slab leak claim if they believe the leak was happening over weeks or months. The fix is documentation. As soon as you suspect a leak:

    • Compare your last 12 months of water bills, take a screenshot.
    • Photograph the warm spot, water sound, or any visible damage.
    • Call a leak detection or restoration pro the same day. Their report becomes your evidence.
    • Open the claim within 24 to 48 hours. Delays are the #1 reason water damage claims get denied.

    What about mold from a slab leak?

    Oklahoma policies usually cover mold remediation up to a sub-limit when the mold is caused by a covered water event. Long-term, undiscovered slab leaks that produced mold for months are commonly excluded. Read your policy's mold endorsement carefully, or ask us to review it with you, no charge.
