Fire Damage Insurance Claims in Oklahoma: Step-by-Step Homeowner Guide

The fire is out. Now comes a process most Oklahoma homeowners have never run before: a fire damage insurance claim. Done right, the claim covers structure, contents, smoke remediation, and additional living expenses while you're displaced. Done wrong, you leave thousands on the table or get a denial. Here's the playbook we walk OKC, Edmond, and Norman homeowners through every week.

    The First 24 Hours

    1. Get the fire department's incident report. Your insurer will require it. Request it from the responding department within 48 hours.
    2. Call your insurance carrier's claims line, not your local agent. You'll get a claim number and an assigned adjuster.
    3. Photograph everything before any cleanup. Every room, every angle, every damaged item. Video walkthroughs are even better.
    4. Do not throw anything away until the adjuster inspects, even items that look totaled.
    5. Secure the property. Board-ups and roof tarping are covered. Skipping this step can void coverage for follow-on water or theft damage.

    What Oklahoma Policies Typically Cover

    • Dwelling (Coverage A): Structural rebuild, including framing, drywall, flooring, cabinetry, and roof.
    • Other structures (Coverage B): Detached garages, sheds, fences.
    • Personal property (Coverage C): Furniture, electronics, clothing. Usually 50 to 70 percent of dwelling limit.
    • Loss of use / ALE (Coverage D): Hotel, restaurant meals, pet boarding, and mileage while you're displaced. Save every receipt.
    • Smoke and soot remediation: Falls under dwelling and contents, not a separate line item.

    Why Adjusters Underpay Fire Claims

Underpayment usually traces to one of three things: incomplete contents inventory, missed smoke and soot damage in rooms outside the fire origin, and structural damage hidden behind drywall that wasn't opened during the inspection. A qualified restoration company will document every affected area with moisture readings, soot wipe samples, and a written scope of work that becomes the basis for your Xactimate estimate.

When to Hire a Public Adjuster

If your loss is over $30,000, your insurer's estimate feels low, or the claim has been open more than 60 days without resolution, consider a public adjuster. They work for you, not the carrier, and typically charge 10 percent of the final settlement. See our full comparison in public adjuster vs insurance adjuster in Oklahoma.

Smoke Damage Is the Hidden Half

Even a small kitchen fire pushes soot through your HVAC system, into wall cavities, and onto every soft surface in the home. Insurance covers professional smoke odor removal and HVAC decontamination, but only if it's documented in the original scope. Read more in smoke odor removal in OKC and kitchen fire cleanup.
